Invest in quality to avoid future issues.Ignoring Location: Location, location, location. You can fix a property, but you can't fix a neighborhood.

  • The Fed raised the interest rates once again. They also noted that it's likely they'll continue to raise the rate to combat inflation.

    But does it matter? Eh... not really.

    There's a LOT of talk around interest rates. In fact, it seems like that's the only thing that anybody talks about these days. Rates are rising... the Fed just raised the rates... when are rates going to come back down... etc.

    And sure, lower rates can mean better deals. But with the way the Feds are raising rates now, and the amount at which they're raising them, it doesn't have THAT much of an effect.

    At least not compared to what we saw a year ago. Right now it's more important to focus on optionality than interest rates.

  • Here is the biggest lie that operators will tell you. AUM. Assets under management.

    We always hear operators stretch, twist, expand, and contort this number in every single way possible. It's an important metric for us. It's the total market value of our assets that we manage.

    But here's the tricky part... the definition, the very formula to get your AUM, changes person by person. So one operator's AUM may look very different than another's, based on how they're valuing their assets.

    And because of this lack of uniformed definition, many operators will take advantage of you by inflating their AUM stats.

    In most cases, operators that do this... aren't technically doing anything illegal... but it's definitely questionable, and sets a bad example for their transparency.

    A lot of new investors and operators fall prey to this tactic, they want to seem legit, so they will boast HUGE AUM numbers.

    The only way to weed your way through these kind of operators... is to simply ask more questions. What questions exactly?

  • The commercial real estate market is crashing... and we don't care.

    Right now, if you look at any headline in real estate news, all you see is talk about the commercial real estate market crash. Whether it's impending, or we're in the midst... either way it's all a bit sensationalized.

    Commercial Real Estate is such a broad term. It's an umbrella that covers A LOT of asset classes, multifamily included. But not many people think about apartment buildings when you hear "commercial".

    In fact, some people are very confused when we say commercial real estate and they later find out our niche is multifamily. This is part of the problem with these sensational headlines.

    There is some turbulence within in the market right now, but it's mostly contained to office-space, and there's very little chance that it will have a ripple effect on to other asset classes.

  • If you're just starting to invest in real estate, you're probably going to start with something small, right? Unless you're Grant Cardone... Starting small is a great way to dip your toes into the water, before wading into the deep-end.

    Just like how single family homes are a great way to start investing into real estate.

    What do you do when you're ready to make that transistion, and start getting involved in commercial multifamily real estate? What are the differences?

    Here are the three key things you need to know: First, banks pay more attention to the personal situation of first-time borrowers than seasoned real estate investors. This means first-time borrowers should temper their expectations for their first deal and be prepared for close scrutiny.

    Second, multifamily transactions are unlike single-family transactions. You'll be negotiating with one broker who represents both sides, leading to some awkwardness.

    Third, managing a multifamily property requires a different system than managing a single-family home. Having a system in place is crucial for success.

    So if you're looking to move into commercial real estate, keep these differences in mind and don't forget to do your research.

  • If real estate is on your list... you're wrong.

    While real estate is a great investment, if you're just getting started in it, or in investing in general, you may want to pump the brakes a bit. There are several other areas that you can invest in to better set yourself up for success.

    And they all begin with you.

    Yeah, it's a little cheesy. But investing in yourself is the best investment you can make. And these are the top 3 ways that you can do that.

    First, self awareness. This is THE superpower that you want to hone. Understanding how you work, your strengths and weaknesses, is key to finding success. If you're great with numbers, but terrible with people... that's totally fine. Go out and find someone who is a marketing wizard. Don't try and be that guy or gal that does it all.

    Second, education. We can't state this enough, but you need to invest in your education. Now, this doesn't mean you have to go get some form of higher education. It's a lot more simple than that. Go out and find as many books, podcasts, and YouTube videos on whatever it is you're looking to accomplish. And don't be afraid to copy from those who are successful. If it worked for them, it can work for you.

    Third, network. Your network in real estate is tool belt. You will need it for EVERYTHING. Raising capital, managing properties, repairs, value-add, leasing, legal work, accounting... literally everything you can think of can be made so much easier with the right network. And we mentioned it before, but finding a great partner(s) is going to be key.

    Once you've invested in these 3 things, collect on those returns and get started in real estate.

  • Investing in multifamily real estate is our niche, it's our specialty.

    So, let's breakdown why you SHOULDN'T be investing in it:

    As with any investment... you could lose all of your money. Now, there's a lot that we do to mitigate this on our end as operators. We bring in inspectors to look over a property from top to bottom. In addition, we come into our deals very well capitalized. So if any issues were to arise, we wouldn't be caught with our pants down.

    We also only look for deals that are cash-flow positive from day 1. We want to hit the ground running when we close on a deal. It's honestly pretty difficult to lose all of your money in a multifamily investment, as a passive investor.

    The real trouble comes from your operator. So make sure that you heavily vet your operator(s) before you invest with them.
